For student properties, not only will we advertise for tenants, but we carry out all of the viewings, the legal checks and ensure you are fully compliant. We will then hand you a completed file, ready for you to then look after your fully rented property.

How Does It Work? –
You contact us, confirm you want to go ahead and what services you require and pay your fee.
Once you've paid we'll visit your property and take photos and all the relevant details.
You’ll need to provide us with an Energy Performance Certificate (EPC), Landlord Gas Safety Record and Electrical Wiring Certificate before we can advertise your property, but we can also arrange for this to be done*. We also expect there to be smoke detectors on every level of the property and also a carbon monoxide detector.
You set the rental level.
When you’re happy with the wording and photos we’ll start marketing**.
There’s no catch – you only pay once and just for the service you require.
Once a prospective tenant has viewed your property and decides to go ahead, we will charge the tenant a one-off, non-refundable £150 per person (inc VAT) fee that covers setting up the tenancy agreement and sorting out the deposit documentation.
For students, they also pay £150, however this is taken off the annual rent. For the 6% charge we offer far more than simply a tenant find service. We will pull together all legal compliance information for you and hadn you a complete file, so that you are ready to go, once the students arrive at your property. * CERTIFICATION & ADDITIONAL SERVICES
Before we can advertise your property, you need to provide us with a copy of a current Energy Performance Certificate (EPC), Electrical Wiring Certificate and also Landlord Gas Safety Certificate, if you have gas in the property.

The £99 residential tenant find service does not include us undertaking viewings. It is an advertising only option. We can offer up to 10 accompanied viewings for a further £150.
The law states that you must have a gas safety certificate if you rent out your property, however it doesn’t state that you need one for your electrical installation. You still have a duty of care to your tenants though and you must ensure the electrical installation (and any appliances in the property) are safe.
We can arrange for portable appliance testing (PAT) and fixed wiring testing. Prices will vary depending on the size of your property, so please ask for a quote.
We strongly recommend all landlords undertake a risk assessment of their property. This is a requirement in properties requiring a licence from the Local Aurthority. Responsibility for providing the relevant legal certification and any subsequent renewal, remains with the landlord.
By using our Service you confirm:
You own the rental property.
The rental property has an EPC.
You will ensure the rental property has a Gas Safety Record prior to occupation.
You will protect any deposit paid to you in one of the Government approved schemes.
You understand CityLets will advertise your property until it is rented.
You will notify CityLets when the property has been rented and confirm the name of the tenant.

Once a tenant agrees to take a property, they need to pay us a one-off £150 inc VAT per person fee and this will cover the costs of preparation of a contract, protecting the deposit and other administration services.
We (CityLets Plymouth) reserve the right to call at the property or contact our lead, to verify if the occupier is a tenant that we introduced.
We reserve the right to accept or decline any property that a landlord may request us to market on their behalf.
We cannot be held liable for the actions or inactions of third parties employed by them or for any damage caused, howsoever by, for example signboards.
Our service is only available to private landlords.
It is the landlords responsibility to confirm that the wording of any advertisement is true and accurate.
We may alter or update these terms without notice and at their discretion.
Once payment has taken and we have all of the relevant information and certification for the property, we will market the property on a number of national property portals, however, their terms and conditions may, from time to time, alter and thus prevent us from making full use of their facilities. In such instances we cannot be held liable but will we will use our best endeavours to ensure all properties are adequately adverised.
