TENANT FIND SERVICES

 

Residential Properties

We meet with you to discuss your requirements, then attend your property to take photos, arrange a brochure and a floor plan to advertise on Rightmove, Zoopla and CityLets Website to find you a suitable tenant/s. The enquiries are screened by City Lets and passed to you to arrange your own viewings.  Note: You will be responsible for the management of your property. You remain responsible for arranging appropriate insurance and agreement to rent from relevant parties.

Student Properties

   

6% inc VAT of annual income - *subject to a minimum fee of £500 - *This is an upfront payment

We meet with you to discuss your requirements, then attend your property to take photos, arrange a brochure and a floor plan to advertise on Rightmove, Zoopla and CityLets Website to find you a suitable tenant/s. The enquiries are screened by City Lets and we hold the viewings. We arrange all the paperwork and move the tenants into your property. From this point we pass all the details to you to fully manage the property, it will be your responsibility for any renewal of certificates for the remainder of the fixed term agreement. You remain responsible for arranging appropriate insurance and agreement to rent from relevant parties.

With a dedicated, experienced property management team to support you, City Lets takes care of managing your property on your behalf.  We market, arrange viewings, complete all the paperwork for your tenant to move in, including an inventory. We arrange the registration of the deposit, collect the rent, as well as responding to any property issues promptly as they arise with our team of local trusted contractors. City Lets also include key holding; periodic property checks, and end of tenancy check out. We offer advice for successfully letting your property including any relevant legislation and regulations.

 


 CERTIFICATION & ADDITIONAL SERVICES

 

You may be required under the terms of a mortgage, lease or freehold to ask for permission to let your property. If you are unsure how to proceed we would recommend speaking to a solicitor before arranging to rent your property. Once you can proceed with our services, we will require you to sign our contract, provide us with your identification, the details of ownership of your property and an Energy Performance Certificate (EPC), with a ‘E’ rating or above, to market. You will be responsible for arranging the appropriate insurance for your property. City Lets can recommend Landlord insurance via a Financial Broker if required.

If you don’t have these already we can offer a competitively priced service to provide them. If it’s a licensed HMO then we’ll need to see more information.  Contact us for prices and further information.

It is important to check, as far as possible, that the prospective tenant/s, or any guarantor, can afford the rental payments and has a satisfactory credit history.  We offer a referencing service, via a credit referencing agency, for the assessment of your prospective tenant/s along with a comprehensive credit check. Costs for this service will be dependant of which service that you choose.

To arrange for a tenant to move into your property, following successful checks, we require by law, a copy of your Landlords Gas Safety Certificate, an Electrical Installation Certificate, Smoke Alarms and C02 Alarms to be in place and working, keys and if applicable - a Portable Appliance Certificate (PAT), a HMO Licence, Furnishing and Soft Furnishing compliance, Fire Compliance, Risk Assessments, and Emergency Lighting Certificate. City would also confirm your authority to sign any agreement on your behalf.

We reserve the right to accept or decline any property that a landlord may request us to market on their behalf.

We cannot be held liable for the actions or inactions of third parties employed by them or for any damage caused.

It is the landlord’s responsibility to confirm that the wording of any advertisement is true and accurate.

We may alter or update these terms without notice and at our discretion.
